An affordable homeownership CLT works by splitting the ownership of the land and the improvements (the home) between the CLT and the homebuyer. Because the CLT owns the land under the home, the initial purchase price is reduced to a much more affordable level. At closing, the CLT and the homebuyer sign a Ground Lease which is a legal agreement that governs the relationship between the CLT and the homeowner. When the initial homeowner wants to sell their home, the resale price of their home is restricted to an affordable level as required by the Ground Lease to ensure that subsequent homebuyers in similar financial situations can enjoy the benefits of homeownership of a CLT home. In this manner, the CLT model maintains the affordability of a CLT home in perpetuity.
